A 2-bedroom Condo in the Marina will normally cost ~$1.2 million - $1.3 million. This represents roughly a 50% premium compared with the San Francisco market median for the same property type. Prices in the Marina Peaked in Q4 of 2005, then peaked again in Q3 & Q4 of 2006 and then again in Q3 of 2007, where they stood at an all time high.

Prices in the Marina advanced aggressivly in 2004 and have been rising steadily since then. Prices for the most recent quarter are at an all time high.
However, prices in this category normally vary between $1 million to $1.5 million based on size, location, views, parking, number of bathrooms and other amenities. The cost per square foot chart below is very useful in further understanding individual property values.

This analysis was last updated in mid November 2007 when there were 3 two-bedroom condos for sale in the Marina. This is roughly 5-weeks of inventory based on the average rate of sales. Anything less than 10 weeks is considered a Seller's Market while more than 20 weeks is a Buyer's Market. To get the current level of inventory and then calculate how many weeks of supply this represents, follow these steps: |
Click "Custome MLS Search" on the main page of this site. Select "North (7)" on the Map. On the right panel select only the Marina. Scroll down and select Condos only and then set the bedroom specs to 2 for both minimum and maximum. Click "Search" at the very bottom and you will see the total number of current listings for sale.
Divide this number by 2.7 then multipley by 4.33 to get the current inventory measured in weeks.
